Andrew Kim

Andrew Kim combines technology expertise with real estate analysis from his background as a data center engineer before transitioning to REIT equity research. After studying Electrical Engineering at MIT and working for Equinix designing data center infrastructure, Andrew pursued his MBA from Northwestern Kellogg to enter real estate investing. His technical background gives him deep understanding of data center power and cooling systems, network connectivity, and the infrastructure requirements of different customer types. Andrew excels at analyzing colocation providers serving enterprise customers, hyperscale facilities leased to cloud providers, and the interconnection hubs connecting networks. He understands the economics of different data center models—retail colocation versus wholesale hyperscale—and how they generate returns. Andrew was early to recognize that cloud computing growth would drive insatiable demand for data center capacity and correctly identified which REITs had superior locations in key markets. His coverage spans data center REITs like Equinix and Digital Realty, cell tower companies, and fiber infrastructure providers. He analyzes supply-demand dynamics in different markets, power availability constraints, and whether data center REITs can maintain pricing power. Based in Silicon Valley, Andrew is positioned near major cloud customers while analyzing the physical infrastructure supporting the digital economy.
